Terms and Conditions of a 1-Year Lease – Atlas Residential, LLC
These Terms and Conditions apply to all tenants entering into a 12-month lease agreement with Atlas Residential, LLC. By signing the lease, the tenant agrees to abide by the conditions outlined below, in accordance with Arizona landlord-tenant laws.
General Lease Terms
The lease term is for twelve (12) months beginning on the agreed-upon move-in date and ending on the same calendar day of the twelfth month unless otherwise specified. Rent is due on the first day of each month, regardless of weekends or holidays. Late rent payments may incur fees as detailed in the lease agreement. Tenants must maintain the property in clean, safe, and habitable condition and comply with all HOA or community rules, if applicable.
House Rentals
For single-family homes rented through Atlas Residential, LLC, tenants are responsible for routine yard maintenance unless otherwise agreed upon in writing. Appliance maintenance and minor repairs are generally the responsibility of the tenant unless specified in the lease. Alterations to the property (such as painting or installing fixtures) require written permission from the landlord. Garbage collection schedules, city codes, and neighborhood regulations must be followed.
Apartment/Condo Rentals
For multifamily units, including apartments and condos, common areas must be respected and kept free of trash, personal items, or damage. Noise levels must comply with community quiet hours (typically 10 PM to 7 AM). Parking is restricted to assigned spots. Unauthorized vehicles may be towed at the tenant’s expense. Maintenance requests must be submitted in writing or through the designated online portal, if available.
Section 8 Housing
For tenants using a Section 8 Housing Choice Voucher, all terms of the lease apply in addition to HUD regulations and Housing Authority guidelines. Tenants are responsible for reporting changes in income or household composition to the Housing Authority and to Atlas Residential, LLC. Any damage beyond normal wear and tear will be addressed through a tenant-paid repair charge or legal collection efforts. Failure to comply with Section 8 rules may result in termination of tenancy, even if rent is current.
Lease Termination & Renewal
Tenants must provide 30 days’ written notice prior to the lease end date if they do not intend to renew. If no notice is provided, the lease may automatically convert to a month-to-month tenancy, subject to rent increases and updated terms. Early termination requires compliance with the lease break clause, including notice and any applicable fees.
Inspections and Access
Atlas Residential, LLC reserves the right to enter the property with 48 hours’ notice for inspections, maintenance, or showings. In cases of emergency, entry may occur without prior notice.
Prohibited Activities
Illegal activity on the premises is strictly prohibited and grounds for immediate lease termination. Smoking, vaping, or drug use may be restricted depending on the property type and will be outlined in the lease. Pets are allowed only with prior written approval and may require an additional deposit or monthly pet rent.
