Cancellation Policy – Atlas Residential, LLC

At Atlas Residential, LLC, we strive to provide our residents and applicants with transparent and fair policies. Please review the following cancellation guidelines applicable to rental applications, lease agreements, and scheduled move-ins.

Application Cancellations

Application fees are non-refundable once submitted, regardless of application approval status.

If you wish to cancel your application, please contact our office within 24 hours of submission. While the fee is non-refundable, early notice may allow us to halt the screening process.

Lease Agreement Cancellations (Before Move-In)

If you have signed a lease agreement but need to cancel prior to move-in, you must notify us in writing as soon as possible.

Depending on the timing and specific terms of your lease, a lease break fee or forfeiture of your security deposit may apply.

If utilities or services have already been activated on your behalf, you may be responsible for associated charges.

Early Lease Terminations (After Move-In)

Requests to terminate a lease early must be submitted in writing and are subject to the terms outlined in your lease agreement.

Typically, early terminations require:

Written notice (usually 30 days)

Payment of a lease break fee (as specified in the lease)

Continued rent payment until the unit is re-rented or the notice period ends, whichever comes first

Refunds

Refunds of security deposits will be processed according to the terms in your lease agreement and in compliance with Arizona landlord-tenant laws.

Deductions may be made for unpaid rent, damages, cleaning, or any other authorized charges.
